第六條甲方的責(zé)任
1。如果甲方未能在本合同規(guī)定的時(shí)間內(nèi)向乙方提供租賃房屋,則應(yīng)向乙方支付違約金。租賃期內(nèi),甲方負(fù)責(zé)租賃房屋的維護(hù)保養(yǎng)。租賃房屋發(fā)生重大自然損壞或傾倒風(fēng)險(xiǎn),甲方不予維修的,乙方可代為退還租賃物或維修,并可憑維修費(fèi)用收據(jù)抵減租金
3。租賃房屋的房產(chǎn)稅和土地使用費(fèi)由甲方承擔(dān)。在租賃期內(nèi),如甲方確需收回該房屋,必須提前

1,甲方應(yīng)在個(gè)月內(nèi)書面通知乙方解除合同,并向乙方支付違約金,違約金為
第七條乙方的責(zé)任。乙方按合同約定支付租金,甲方無(wú)正當(dāng)理由拒絕的,乙方不承擔(dān)遲延支付租金的責(zé)任;乙方拖欠租金的,應(yīng)當(dāng)按照中國(guó)人民銀行關(guān)于延期支付的規(guī)定向甲方支付違約金。如果乙方延遲支付租金超過(guò)個(gè)月,甲方可以從乙方的履約款中扣除租金(如果乙方支付履約款),并可以收回租賃房屋。租賃期內(nèi),房屋管理費(fèi)和水電費(fèi)由乙方承擔(dān)。在租賃期內(nèi),如乙方因特殊情況確需退房,必須提前退房,并在個(gè)月內(nèi)書面通知甲方解除合同,并向甲方支付剩余租賃期計(jì)算期間應(yīng)付租金總額的違約金。租賃期內(nèi),乙方不得擅自改變房屋的結(jié)構(gòu)和用途。乙方故意或過(guò)失損壞租賃房屋及設(shè)備的,乙方應(yīng)負(fù)責(zé)恢復(fù)原狀或賠償經(jīng)濟(jì)損失。乙方如需裝修墻面、窗戶,必須事先征得甲方同意,并經(jīng)房屋維修管理部門批準(zhǔn)后方可施工。乙方搬出租賃房屋時(shí),乙方可一次性向甲方打折或自行拆除,但應(yīng)將房屋恢復(fù)原狀
5。租賃期滿或合同終止時(shí),乙方必須按時(shí)搬出所有物品。搬遷后,如房屋在天內(nèi)仍有遺留物,視為乙方放棄所有權(quán),由甲方處理。租賃期滿或合同終止時(shí),乙方逾期不搬家的,乙方應(yīng)賠償甲方因此而遭受的損失,必要時(shí)甲方可以向人民法院起訴并申請(qǐng)執(zhí)行
第八條合同期滿后,如果甲方租賃的房屋需要出租或出售,乙方有優(yōu)先權(quán)
第九條因不可抗力等自然災(zāi)害造成房屋損壞,第十條本合同未盡事宜,由雙方協(xié)商補(bǔ)充。補(bǔ)充條款與本合同具有同等效力。甲、乙雙方在履行本合同過(guò)程中發(fā)生爭(zhēng)議,應(yīng)協(xié)商解決,協(xié)商不成的,可提交當(dāng)?shù)胤课莨芾聿块T調(diào)解或人民法院裁決。本合同一式兩份,雙方各執(zhí)一份;本合同一式兩份,請(qǐng)各執(zhí)一份,市(縣)房管局、街道辦事處及其他單位各執(zhí)一份,出租人(簽字蓋章)(p>
